PROPERTY MANAGEMENT FOR EVERGREEN COLORADO REAL ESTATE

Despite all the advantages of home ownership, many families find themselves in a situation where they want or need to rent a home rather than buy a home. As PROPERTY MANGERS there are some very real issues that need to be analyzed in today’s volatile market. People have lost their home through the foreclosure process, and their credit worthiness is suspect. However, many of these prospects are credit worthy and have just suffered the “slings and arrows of outrageous fortune.” So how can a landlord differentiate between good and bad prospective tenants?

First, don’t just look at the credit score number, but examine the report and see if the customer has a history of paying their bills, and a genuine attitude of responsibility towards most of their obligations. See if they can afford the rent beyond what their other commitments are like credit cards, car loans, monthly utilities, etc.

Second, contact their current employer and see if they are a reliable employees, and if their job is secure. Ask for a pay check stub to verify their income and have a strict rule about how much income is necessary to qualify for a given monthly rent.

Finally, check out their references and previous landlords to make sure that they have a decent lifestyle and will not abuse the property. Make sure that their references are not relatives or friends posing as landlords.

Everyone deserves a new start in life but the decision to trust someone comes with their trust worthiness and their determination to reestablish themselves. Ultimately, it is often a subjective decision but you need to have strict guideline to help you avoid wishful thinking, and buy into a problem that you do not need.
