CONSUMER CONFIDENCE IN EVERGREEN COLORADO REAL ESTATE

 

The downturn in the economy has wreaked havoc with many consumers.  Unemployment claims continue to rise and fall each week with many businesses still laying people off.   For those people who have jobs they have been saving their money not knowing whether or not they will be next on the chopping block.

 

February 2009 saw the lowest Consumer Confidence report ever. Just this week a new report has come out citing Consumer Confidence maybe on the rise getting to over 70 percent.  The report also cites that consumers may, in fact, be shopping again.  Lower gas prices at the pump have also helped to put more money in people’s pockets. 

 

Some consumers are contemplating purchasing a new car or a new home within the next six months.  This is good news for car manufacturers and real estate agents.  The stock market seemed to like what it heard because it rallied on all this positive news.

 

Have we turned the so-called corner, will we see jobs increase with more and more people being able to get off unemployment and feel whole again?  I feel like we are on a seesaw – one day the news sounds great and the recession is over – the next –well maybe not so fast.

 

I do believe in the trickle down effect which is, taxes need to be reduced and excessive spending needs to stop.    When less money is taken out of people’s paychecks and more money is put into people’s pockets this gives them buying power.  With this buying power more jobs are created and more people are hired, thus the cycle continues with the economy on the road to recovery.

After Tax Return                       The net return of a taxpayer’s income tax after all expenses and deductions have been taken.

 

Agency                                     The relationship between two persons, one being the (agent) who acts on behalf of the other (the principal) when dealing with a third party and is authorized to act on behalf of the principal.

 

Alienation Clause                      A provision in the document which demands the entire loan balance be paid in full at the sale or transfer of title, which is also considered a type of acceleration.

 

Amenities                                 The desirability of the area and/or location of the property along with any views, schools, shopping, or the like which would enhance the appeal of the property.

 

Amortization                             The monthly payment of a loan which includes the principal and interest, not an interest only loan.

 

Apportion                                 Prorated charges in a contract, such as, taxes, water bills, HOA dues, with each party receiving is proportionate share.
