The State of Colorado and HUD have tried to regulate the small mortgage companies ever since the housing bubble burst. Every effort has been a miserable failure. One of the main reasons is that bureaucrats, who are appointed by the politicians in power, haven’t got a clue about what the mortgage business is all about. The state has succeeded in eliminating almost 2/3 of the state licensed mortgage brokers through exorbitant fees and useless insurances underwritten by their campaign contributors.

 

In an unabashed campaign contribution payoff scheme, the state legislature has exonerated the banking industry from any of the new rules and insurances. As every casual observer knows the mortgage melt down was cause by the large banks who created these toxic mortgage backed securities, AIG insured them, and they poisoned the global investment markets with poorly underwritten FANNIE and FREDDIE mortgages. The local mortgage company had nothing – nothing to do with the mortgage crisis. It was JP Morgan, Countrywide, Wells Fargo, Bank of America, Washington Mutual, Indy Bank and the like who destroyed our housing industry. These are the very people that the state has exempted from any of the new rules and regulations. The state’s only accomplishment is to eliminate the local competition by rule and regulating them out of business while the guilty large banks are raising their fees and ripping off the public.

 

It’s time to start to unravel all these government “feel good” laws and roll the government monolith back to a manageable and affordable size.

COMMON SENSE AND SUPPLY SIDE ECONOMICS FOR REAL ESTATE EVERGREEN COLORADO

 

The perennial debate is over whether we tax and spend ourselves in to prosperity or cut taxes and let the market demand generate the jobs and the prosperity we all need to succeed. Whenever I am faced with a question like this I try to reduce it down to the bare essentials because I know that truth is truth no matter how big or how small the problem.

 

Looking at the smaller picture I perceive that if my job prospects were overwhelming and my income was doubled or even triple I would be spending more money and consuming more goods and services. This, of course, would stimulate the economy in a natural way and create jobs and prosperity for everyone else in my community.

 

So, it would seem to me that what we need is more demand for our job skills, more demand for the products and the services that we produce in our local area, more demand for the basics of life like food and shelter, and more demand for luxury items that give life that added spice. Taxing away all the available money in my community, then borrowing more so that you can spend more, and sending the mortgage payment book to my kids and me doesn’t seem to be the wise and prudent thing to do. And you know what? It is not working.
