VALUATION FOR EVERGREEN COLORADO REAL ESTATE

The Real Estate market, like other markets, sets the prices for Real Estate through the Principle of Supply and Demand. The value of any commodity is established by both demand and scarcity. Scarcity produces demand which in turn creates a larger supply. Of course, the smaller the supply the greater the concentrated demand for a certain property, and the higher the value.

Although we all think in terms of dollars, Real Estate should be thought of in the context of value, not just price. The price is set because of the value of the product. Therefore, in any market, whether a buyers or sellers market, a home with a higher perceived value will demand more dollars than its competition.

In Real Estate they say the three most important factors in determining value are Location, Location, and Location. The proximity to work centers, to recreation, to schools, to public transportation, etc. are just some of the factors that enhance the location of a property. Neighborhoods also differ in that the size and quality of the homes provide a more luxurious lifestyle.

One of the major problems with homes in the most advantageous locations is that they are quickly becoming antiquated. Many homes in Evergreen Colorado were built back in the 60’s, 70’s, and 80’s and the designs no longer reflect the life style of the modern family. They are poorly insulated, they have older mechanical systems, and their window layouts, kitchens, bathrooms, and look reflect homes of bygone years. Some people redecorate with new carpet, tile, and granite countertops but the basic house is still of the same old vintage. These homes need a major renovation with new windows, new insulation, high efficiency mechanical systems, a redesign of the basic room layout, and an exterior face lift.

When shopping for a house You need a PROFESSIONAL REAL ESTATE BROKER who can advise, and educate you about what the house offers and what it does not. You need to examine the property and estimate the cost of bringing the home into the 21st century. We here at MARK ENGLISH REAL ESTATE are also an EVERGREEN COLORADO CUSTOM HOME BUILDER and we can tell you what it will take to update, and we can draft an offer on the property that will reflect the changes needed. ENERGY EFFICENICY IN A GREEN WORLD

I would like to educate you today on the meaning of the factors used to define the insulating value of a product or system installed during the construction process. Keep in mind, that in modern construction you must be very careful to design and install a complete system. Insulating a home should be one component along with window size and location, any solar or geothermal equipment, high efficiency furnace or boiler, and house placement in relation to the sun and the northern exposure. This is why it is so important to have a concept of the home when You are shopping for the land – let the experience of a seasoned builder represent you and advise You on Your land purchase. We can help, give us a call.

K factor – is the rate at which heat flows through a material or insulation. The K factor is usually based on 1” of material – the lower the K factor the getter the insulating value.

C factor – Is also the rate of heat passing through a material but can be for any thickness, not just one inch.

U factor – is the overall conductivity of heat through a material when that material is being used as a complete installed envelope. For example, the U factor will tell you how well the entire building will prevent your heat from escaping. You can calculate the U factor by adding up all the C factors for each layer of wall covering. The lower the U factor the greater the resistance to heat transfer.

R factor – this is the insulating value and is the inverse of the U factor. The greater the R factor the greater the insulating value. The R value is usually calculated for only one component of the construction, like fiberglass insulation, and not the whole wall detail. Please note, insulation R value should be only one component in you design. If the house is not build tight, but has air infiltration, the R value will be of little benefit.

LOTS IN EVERGREEN COLORADO

The purchasing of the land in the Rocky Mountains to build your new home on is arguably the most critical factor in the building equation. The land will effect every other phase of the building process: the layout of the house, the views, the availability of well water, the feasibility of a septic, the direction and slope of the driveway, the direction of the sun to build green or high efficiency and much more. It is at this point that you will need a Real Estate agent who is fully versed in land purchase, building and lot development. We are not only Real Estate agents but we are also a premier Evergreen Colorado Custom Home Builder. About ninety nine percent of agents are not experienced enough to help you make a sound decision. The average franchised agent spends their time representing people who are selling their home. The Federal, State and County regulations are so complicated, and change so frequently and dramatically with each new environmental regulation, that an Agent that is experienced and informed in the fine art of purchasing land in the Rocky Mountains is your only protection.

SAVE THOUSANDS BY BUYING LAND RIGHT

In addition to the legalities, the place where you can save or waste many thousands of dollars is when buying land. By having a type of home plan in mind You can view the land with an eye towards the finished building. If you want a colonial two story with a full basement, or perhaps a sprawling ranch, or a traditional design with expansive glass walls – the topography of the land will either help the plan or hurt it. To force a house on to a lot that  is not conducive to that plan can be done but will cost a lot of money. Building a ranch on a lot with a 10% slope or facing a large glass wall towards the North is just not a wise thing to do, even if that is where the view is.

We, at Mark English Real Estate, are also an Evergreen Colorado Custom Home Builder and have built many new homes in the Evergreen Conifer area.
