THE NEW GLOBAL CURRENCY AND THE VALUE OF EVERGREEN COLORADO REAL ESTATE

 

In the last two blogs we spoke about discounting and the insidiousness of government’s systematic plan to inflate the dollar. Today let’s talk about the reaction to the administrations carefully devised plan.

 

Many of the oil producing countries have refused to accept the dollar as payment for their oil. China is outraged at the Obama deficit spending and the Feds multi-trillion dollar spending debacle. The Chinese want the US to pay them the trillions we owe them with real money – not inflated money. They have consulted together with the international community and have devised a plan to escape the inflationary discounting of America while still allowing the US government to inflate away the wealth of the US citizen.

 

Their solution is a global currency, issued by the International Monetary Fund that will index every national currency to the IMF’s money and thereby require the US to pay its debts by adjusting the dollars upward until the Federal Reserve’s spiraling inflation is covered. It has been reported that at the last G20 summit in Pittsburgh the Obama administration has agreed to this plan.

 

This solution will allow the Government to deflate the dollar by 100% in the next ten years and thereby pay for health care with the currency value, or buying power, that is inflated away from the American citizen. This is the ultimate result of Keynesian economics. The new currency is the IMF’s SDR and you will be hearing much more about it in coming financial news. Know this for certain as the SDR’s value increases against the dollar your wealth, your dollars, and your buying power will be vanishing.

BANKS AND BAD FAITH FOR EVERGREEN COLORADO REAL ESTATE

 

All of the bank owned homes I have seen listed are “as is” listings indicating that the bank will take no responsibility for the condition of the property. This should be a flag to the buyer that care must be taken to insure that they are not buying a headache.

 

To many times I have seen young couples buy a problem property not realizing how much work and how much money will be required to fix up a home. The net result is that they will spend more money than the neighborhood comps, or they will spend all of their time and money for several years just to get the home to the condition that other homes in the neighborhood are at without spending their live working for sweat equity.

 

My advice is that if you don’t know how to renovate a home, if it is not your business, if you have little or no experience working construction then buy a home that just needs paint and redecorating not renovating. Don’t play the banks game and buy their problem and make it you own.

The era of exorbitant and wanton spending by the state government is over. Until the recent economic melt down governments could get away with spending more and more money by claiming that the revenue base would just continue to grow each year no matter what. Just like the housing bubble, where people felt that housing prices could only go up, politicians, both democrat and republican, are now learning that the gravy train has stopped.

 

The business community that was supporting the jobs, the business sales and the resulting tax are being bleed out by ignorant politicians who do not understand that business will go broke if they can’t cover their bottom line and make a profit. Business and wealthy citizens are leaving states and countries that are hostel to them. International corporations are moving in droves over seas and are taking their jobs and their tax revenues with them. When is the last time you looked at some merchandise you bought and saw a made in America label on it.

The Federal Congress and the administration now want to require any home built before today to have an energy label that defines the energy efficiency of any building that is up for sale.

 

To get the home inspected will cost money - money many people do not have in these tough economic times. It may cost thousands of dollars to retro fit older homes and bring them up to unrealistic standards. All these homes were built to the current building codes at the time and now your government wants to outlaw many homes. This will stigmatize many homes and cause the owners, who very well might be in financial trouble, to either spend money needlessly or substantially lower the price to below market value at a time when the Real Estate Market is severely distressed.

 

It’s time we realized that the people in government are, for the most part incompetent. Many, like Obama, have never had a real job in their lives. A job where they had to compete for business, and where if they continually came up with these hair brained schemes they would go out of business, and rightly so.

 

The buying public is not stupid. Home are bought for many different reasons like: location, schools, prestige, family ties, etc. to make energy the number one criterion is just not practical. READING THE SMALL PRINT IN EVERGREEN COLORADO REAL ESTATE CONTRACTS

 

Mom has always told us to read the small print before signing anything. Of course, this is good advice; the best protector of You and Your assets is You. The Colorado Real Estate Commission has developed a method to help You. Every Commission Approved Contract or Document must be printed as follows:

 

  • Commission approved language must be reproduced exactly as it was written by the Commission.
  • The printed document must be printed in a secure fashion either by the printer, or by the computer program to prevent intentional, or inadvertent changes or deletions.
  • The print font must be easily readable.
  • No terms that are beyond the original language are to be automatically inserted into any blank spaces provided in the contract ahead of the negotiation period.
  • All changes whether stock changes, or negotiated changes must be in a clearly differentiated font or style, like italicized, so that all parties can clearly see that a change was made to the original contract.

Although all these rules are important and will protect You, please be advised that if all the changes are made properly, and all has been fully disclosed, then when You sign on the bottom line You will have little if any recourse.
