Looking for a job can certainly be analogous to selling your home in a tough market because at some point job hunters get discouraged and drop out of the job market or settle for part time or underemployment. So also, many sellers get discouraged because the market is difficult, mortgage money is tight, and prices are depressed and they just drop out of the market.

 

The media is reporting that the home inventory in the Denver Metro has decreased 12% from the 2008 levels. I know that this is misleading because many sellers who are not being forced to sell have simply dropped out of the market and decided to stand pat until the market rebounds. Some I think are just going to have to get use to the fact that their home is simply not worth what they want to sell it for. We are now at about 2006 prices which are about 10 -15 % lower than 2007 prices and there is little hope of improvement until 2012 or beyond.
