There is a big difference between a pre-qualification letter and a pre-approval letter. The pre-qualification letter just states that if all the info you give the lending company is true, then they will probably give you a loan for a stated amount. A pre-approval letter states that you have, in fact, been approved.

 

In order to obtain a pre-approval letter, you will need to have a credit report done which should cost about $30.00. You will then have to fill out a full mortgage application form, and submit it to DISCOUNT MORTGAGE SERVICES. Do not pay an application fee- it is a junk fee. Your mortgage broker will then call you, and tell you what the conditions of the loan approval are. The pre-approval letter will define the amount that you can borrow, if all the conditions are met. This letter is a very powerful tool when buying a home. You will be negotiating from a position of strenght, and the sellers and their agents will respect that.
