February 2009 saw the lowest Consumer Confidence report ever. Just this week a new report has come out citing Consumer Confidence maybe on the rise getting to over 70 percent.  The report also cites that consumers may, in fact, be shopping again.  Lower gas prices at the pump have also helped to put more money in people’s pockets. 

 

Some consumers are contemplating purchasing a new car or a new home within the next six months.  This is good news for car manufacturers and real estate agents.  The stock market seemed to like what it heard because it rallied on all this positive news.

 

Have we turned the so-called corner, will we see jobs increase with more and more people being able to get off unemployment and feel whole again?  I feel like we are on a seesaw – one day the news sounds great and the recession is over – the next –well maybe not so fast.

 

I do believe in the trickle down effect which is, taxes need to be reduced and excessive spending needs to stop.    When less money is taken out of people’s paychecks and more money is put into people’s pockets this gives them buying power.  With this buying power more jobs are created and more people are hired, thus the cycle continues with the economy on the road to recovery.

The greatest savings on any distressed property is to go and bid at the Public Trustee Sale held at the county office of the Public Trustee. There are several problems that must be dealt with if you decide to go this route. You may not encounter every problem but you should have a plan in place just in case.

·        Many homes are occupied and you can’t get in to see the condition let alone inspect the property for major defects or structural problems.

·        Often when the former owners move out they strip the house of everything they can sell like cabinets, appliances, furnaces, interior doors etc. so you should set aside the money to do all the repairs.

·        In colder climates the foreclosed owners turn off the heat and all the pipes freeze before you can get legal assess to the house.

·        The bank almost always will bid the amount of the mortgage principal owed on the home. That amount may or may not be a bargain price. You must do due diligence and establish what the home is worth in today’s market. This may be a problem if you do not know the condition of the home.

·        If the occupants do not move you will have to evict them. Again this may be a problem because the courts are sympathetic to the plight of the occupants and not to nasty investors.

·        There may be junior lien holders that you will have to negotiate with, if they are willing to exercise their right of redemption.

·        When you go to the auction you will need to have the cash to buy the home. Since you do not own the home yet you can not get a mortgage. If you don’t have the necessary amount you will need to borrow it from what is known as a “had money lender.” Be careful dealing with hard money guys if you don’t know what you are doing. NASA AND BUILDING GREEN ON EVERGREEN COLORADO REAL ESTATE

 

I don’t know how you feel, but I am not interested if NASA finds a drop of water or a dead mosquito on Mars at the cost of billions of dollars. What I need is all the money and scientific research to go to discovering or developing good ECONOMICAL alternate sources of energy.

 

The major problem with Wind, solar, and battery is that they are alarmingly expensive, and not dependable. The new energy sources must be economical and dependable. We can’t continually suffer brownouts because the wind farm is in the doldrums, or the sun is not shinning on the solar panels during peak hours. Wind power is 4X more expensive then natural gas, and that doesn’t include the new transmission line needed to transport the electricity to market. Speaking of transmission, the greatest loss of power occurs in the transmission and wind farms can’t be built close to the cities where the power is needed.

 

Solar, likewise is just way too expansive to produce any meaningful amount of power. It may be a solution in Germany where they have little natural resources but here in America it is just not yet viable.

 

 

Now that it is obvious that the Obama Administration will not allow the American people to solve the energy crisis with oil drilling, natural gas pipelines, and nuclear; OPEC has announced that, although the world is flooded with oil, they are going to raise the price to $70.00 a barrel and will probably give larger campaign contributions to the democrats. This will further bleed out the American taxpayer with higher gas prices. When will Americans take back control of their lives?
