FED MEETING TODAY IN EVERGREEN COLORADO REAL ESTATE

 

Well the stock market was holding its breadth today as it waited to hear what the Fed’s decision was on interest rates.  Although the stock market has been gaining the last several weeks, it was not sure what the news would be from the Fed. 

 

Stocks did open higher this morning on better than expected third quarter earnings report, showing more signs that the economy is stabilizing.  Toll Brothers homebuilding, reported that orders for new homes climbed 3% at the end of the fiscal third quarter, that is exciting news.  Macy’s, too, came in with better than expected earnings for its second fiscal quarter.  It seems everyday lately we are hearing better and better news about the economy.

 

This afternoon the Fed spoke and agreed that the economy seems to be improving.  Although the economy is moving forward, they decided not to raise interest rates; interest rates will remain at near zero for now.  Keeping interest rates low will help the consumer as they look to purchase homes. Upon hearing this good news the stock market then rallied even higher to close at 120.19.

 

I am a little more hesitant to say that we are totally out of the woods.  Until unemployment really starts to dip, and I see some growth in hiring, I will remain cautiously optimistic.

CHERISH OUR FREEDOM IN EVERGREEN COLORADO REAL ESTATE

 

As we listen to the news and radio talk shows, it seems that with each passing day we lose more and more of our freedom.  More and more of those values and morals that our Founding Fathers intended for this nation are disappearing. 

 

We are, or were, a nation founded on Christian principles and values, but these days there seems to be an all out assault on God. Our religious symbols that have been an entrenched part of this Republic are disappearing and, “We the People” are letting them do it.

 

My father fought in World War II, as did many other fathers, husbands and brothers, for these freedoms, (the freedom of speech, the right to bear arms, freedom to worship without interference from government, the right to life for all people no matter how small) that we now take so little care of.  Many of our young soldiers today continue to fight around the world for these same freedoms and to keep us safe.

 

I want my freedom!  I want the right to speak out against legislation that I know is harmful to this country and to stop it; I want the right to worship as I please and to have my Christian symbols not be taken down because it offends one person; I want the right to have a gun, if I so choose to protect myself, I want to protect the sanctity of life for everyone, born and unborn.  Freedom comes at a price, it is not free, we have to fight everyday to keep our freedom alive, if we sit back and do nothing it will disappear and so will we.

 

Our country is going through some perilous times and “We The People”  need to speak out as we have never spoken out before without fear of backlash and put our faith and trust in the One who created us for He will heal our land if we humble ourselves and pray and ask for His forgiveness. 

 

I cherish each day as I wake up in a country that was bought at price some 200 years ago.  I thank God for allowing me to be born and to live in such a free country.  “We The People” must protect and cherish our freedom or we will lose it. 

 

I pray the tide is turning and that “We the People” are starting to take our country back to what our Founding Fathers had wanted for us. It will be a difficult fight, but with God’s help we can do it.

The Federal Reserve was the primary cause of the mortgage melt down last year. Volcker, Greenspan, and Bernanke artificially manipulated the interest rates to unrealistic lows. By flooding the market with cash they destroyed the private money market. Any body with cash that they wanted to invest could only get about 1 to 1 ½ % return on their savings. Inflation has been at about 10 to 13 % in real terms for the last decade so money investors would lose 8 to 9 % on their buying power when they parked their money in some sort of saving instrument. That is why Madoff did so well people were starving for a decent investment.

                                  

So many invested in the Stock Market where we now had too many dollars chasing to few Stocks. Even now the deception is amazing. The Dow should be at about $3500.00 but every time a company goes broke like AT&T, City Group, and GM they are removed from the DOW. If we added all these bankrupt stocks back in, the Dow would show the real state of the investment economy.

One of the catch words that you will hear when you start to get serious about understanding the IRS code, and how you can save real money on your taxes, is ABOVE THE LINE TAX DEDUCTION  or below the line deduction. An above the line tax deduction is a deduction take before you calculate your “adjusted gross income” on line 37 of the 1040. What you are looking for is a deduction that will lessen your gross taxable income. MAKING MONEY WITH EVERGREEN COLORADO REAL ESTATE

 

In our last article we spoke about Wrap Around Mortgages, today let’s look at the numbers. Let’s say there is a property for sale for $300,000 and has a first mortgage with a balance of $245,000 with twenty years remaining on a 30 year term. The seller is either desperate to sell or doesn’t really need the cash to purchase another home. If there is no due on sale clause, or the mortgage company will agree to wave the due on sale provision rather than foreclose, then you could write a Wrap Around Mortgage on the property. If your buyer has good income but lacks the down payment but could put down $15,000 then you could write the new mortgage for $285,000.

 

Your seller’s payment will be $1610.46 a month and the buyer would then owe the seller $2308.27 per month for 30 years. Your seller would make their payment and keeps the difference of $697.81 which is the principal and interest for their $40,000 second (or wrap around). Your seller is now making approximately 17% on their money – 1 % on the original balance and 6% on their $40,000 second. When you add the found interest on the $245k original and add the interest on the $40K second the rate of return becomes 17% on the cash you have invested. Not a bad return in a 1 1/2 % money market!
