Last time we spoke about how the Real Estate industry creates the Real Estate market and today let’s talk about how the market is paid for. When a Real Estate company receives a fee it is split four ways. Let’s say the commission on a $216,000 home, which is the medium home price in America, is 6% or $12,960.00. One quarter or $3240.00 is paid to each of the procuring brokers. So the listing agent and the selling agent on average will receive $3240.00 each. Out of this they must pay for all their expenses like car, phone, yearly license and insurances, continuing education, web site, advertising, their part of franchising fees, MLS fees, cell phone and text equipment and monthly fees, 100 % of FICA tax (remember your employer pays half but an agent pay 100%), medical insurance, federal-state-local income tax, and supplies like signs, contracts, stationary, business cards etc. Expenses generally come to over 50% of the commission on the first 25 sale per year then the cost become a lower percentage as gross income rises. Of course, you tax bracket then starts to climb and cuts deeper and deeper into you income.

 

The Office for the buying and selling agent also receive $3240.00 each. Out of their percentage they need to pay commercial lease fees, commercial phone and utilities which are much more expensive than residential rates. The office décor and furniture must be paid for, secretaries, franchise fees, Real Estate Commission filings and storage for audits, book keeping for escrow accounts, salary for the managing Broker responsible to the State for all employed Brokers, the office web site, office advertising, accounting, taxes and name promotion. It usually takes between 50 and 75 transaction a year to start to make a profit.

Gold is sky rocketing as European investors bail out of the Euro and buy gold to hedge themselves against the American and European trillion dollar bail out of Greece, Italy, Spain, Britain, Portugal, Iceland, and to a lesser extent all of Europe except Germany. Since all of these countries, even Germany, are socialistic states with liberal governments they are all virtually bankrupt and have built a house of cards whose foundation is 100% taxation, borrowed operating cash, and printed money.

The problem arises when the government is increasing the amount of money in the economy not because of more and higher profits in the countries business’s, not because the economy is funding a better life style, and not because of an increase in the hard working population, but only to create worthless fiat money to pay for a bloated and burdensome government who spends money the economy is not producing.

 

Adding currency is like you took a can of concentrated orange juice and added three can of water: this is a normal capitalistic economy in full production that lives within their means. Now, you add ten more cans of water to dilute the concentrate and use the money to pay for foolish bureaucratic and political programs that the productive segment of your society can’t afford: now your orange juice is ruined and just adding and borrowing more water will not make it taste better. This always causes inflation or hyper inflation, kills worker and business incentives, undermines the moral fiber of a society and changes or revolutionizes the political foundations. History has spoken loud and clear, this kind of economic destruction always leads to political collapse.

COLORADO REPUBLICAN ASSEMBLY FOR EVERGREEN COLORADO REAL ESTATE

 

I just went to the Republican State Assembly here in Colorado yesterday and I was struck at how mediocre the field of candidates is. They all had the current talking points and a funny quip about taking a vacation in Arizona. They had all attended a Tea Party rally, but not one of them seemed to have a vision: either a vision of what they wanted the future to look like, or a vision of what America stood for in the Past.

                               

They all complained about the deterioration of the American moral fiber, but had no real solution; they all bemoaned America’s bankruptcy, but there was no real plan to pay off the deficit or to balance the budget other than more slogans which said let’s balance the budget; there was no peroration persuading the American people that this slide into socialism will destroy our American way of life; there was no effective foreign policy to fight the war on terror and to bring our kids home; no policy to deal with North Korea or Iran; no understanding of the Chinese goal to invade Taiwan and their move to replace the US as the protector of Japan, South Korea, the Middles East oil producers or the entire Far East; no plan to defend the 10th Amendment; no solution to the Supreme Court’s tyrannical usurpation of our system of checks and balances; no strategy to stop the out sourcing of America’s job’s and America’s wealth to foreign peoples; no tactics to stop the free fall of our education system from kinder garden to university levels; No thought, No concept, No understanding of history, no dynamic thinking – nothing.

 

It seemed that whether you graduated from Tic Tock Tech or Harvard, Yale or Georgetown there was no ability to think beyond the slogans and analyze the real danger to the America we all love so well. Most were lawyers who came off as an illogical, clueless, unimaginative, bureaucratic bunch who all needed a better paying job mooching off the bureaucracy. Wake up America if we don’t return to the America of our Founding Fathers and Mothers we will go into the history books as a noble but failed political experiment.

Almost every local, city, state, and Federal government institution is in a major financial crisis. Many politicians, with long-term careers, are retiring because they are totally ill equipped to solve our present economic woes. I don’t think anyone but Obama believes that all the trillions of dollars of spending did anything to stimulate the economy. What governments need , what we all need, is a booming economy that is a moneymaking machine that generates income taxes, real estate taxes, sales taxes, etc.

 

Remember all those “toxic mortgage backed securities” that supposedly caused all our problems. Well they are not a problem any more we the people bought them for 100 cents on the dollar. Now the mega banks, who own the Federal Reserve, and who were bailed out by the American taxpayers, are all posting profits because you relieved them of all their bad investments. So then why isn’t the economy back to normal: simple – the big banking debacle was not the cause of our problems.

 

Now, every government body from the local tax assessor to the White House feel justified in taxing the will to succeed out of every citizen who has a dollar, in an effort to keep the ball in the air. Let the ball drop and lets address our real problems.

Oh when will they ever learn? This week I have had two people call me to straighten out the problems with their land purchases. The first women bought a lot from a developer who promised to put in all the utilities down the street. That meant telephone, electric, cable, water main, sewer main, and street paving. Her agent did not check out the developer, and did not do “due diligence” to see if there were bonds in place in case the developer defaulted. Now she has a house half built with no utilities and to put them in her self is just cost prohibitive. She bought the property from “Suzy Remax” but these situations are typical with almost all the franchise agents.

 

The other man bought his retirement property with an awesome view in Clear Creek County. He asked me to price out a three car garage with some living space above where he could stay while visiting his property before he built his retirement home. Mr. Franchise agent did not tell him that he needed to install 10 telephone poles or over 2000 liner feet of electric cable to get the electric and telephone to his new home. The cost will be almost $60,000. This could well mean that he can not afford to build, Again his agent did not do “due diligence.”
