The Denver Business Journal is reporting that the Colorado and U.S. Residential and Commercial Real Estate market will continue to drift lower for the next three years. The major culprits are high unemployment, declining equity in real estate, and foreclosures that keep a tight cap on the declining prices. Although the mortgage rates are low most people can’t take advantage because they are unemployed or under employed, their salary has declined, they are upside down on their current mortgage, underwriting requirements have tightened, and the cost to refinance is prohibitive since the State of Colorado regulations have destroyed the low cost retail mortgage market.

There are also fewer younger potential buyers entering the market because entry level jobs are declining and graduating students are clogged up with debt. Many graduates are seeking jobs in the foreign arena but they are find it tough to compete against other foreign students who are better educated and have more of an international upbringing.

American education has deteriorated at a time that Russia, Israel, India, Chinese, and Korean higher education have experienced revolutionary advances in scholastic excellence. These foreign students have a far superior understanding of their chosen disciplines; American schools are producing entry level workers not innovators. Major corporations are hiring foreign graduates because of their superior education and skills as well as their ability to work for less income and still live a higher level lifestyle in many foreign cultures. And now with the internet these young professionals are just a key stroke away.

The Real Estate Market is just a symptom of a much larger problem. America has lost its competitive edge and is losing market share to other economies. SHOPPING AT THE MALL FOR EVERGREEN COLORADO REAL ESTATE

When we go to the mall, as we stroll down the walkway, we pass store front after store front all selling items from different vendors. We decide which store to patronize depending on our preference and the satisfaction we have experienced in the past. We analyze the prices and the quality of the merchandise and determine where we want to spend our money. We often search for bargains weighing the price and the quality of one store against another. We find that one store consistently ranks high on our list of providers like Walmart or Pennies. Other stores vie for our business and offer specials or sales to entice us into their establishment hoping we will make them one of our favorites.

The global market place is much the same; as we walk down the mall we find different countries competing for our dollars. The United States is just one of many store fronts in the global mall. There once was a time when the U.S. was the only vendor in town and we had a prominent store front on Main Street. In fact, we were the largest store in town and you had to buy from us or do without; but now our monopoly is gone and we are just one of many stores from which to choose from. The other stores are fierce competitors and often provide better products for less money. Our store has become complacent and our floors are dirty, our shelves are messy, our staff is surly, poorly trained, and over paid. We are continually promoting politically correct causes rather than paying attention to business.

We are demanding that the other stores adhere to OSHA standards, clean up their air, tax their employees and businesses more money, provide socialistic give aways like SSI and health care, and pay into unemployment insurance scams because our store is losing money. The other store’s employees provide all these services because they are making lots of money and can afford to provide these amenities for themselves. Our market share is dwindling while the other stores are booming.

The management in our store has never run a store before and they are inept and unprofessional. Most everyone knows that our store can’t survive if it doesn’t change, but the stock holders won’t fire the big government management team that has spent 40 years bankrupting our store. Most of the capital investors, successful suppliers, and customers now do business with the other stores; we have lost our market share to the other stores. The few customers we have are our own employees; but as we lose global market share we had to lay off many employees-so demand is way down. Now our own employees are buying in the better more competitive stores and further hurting our bottom line. If the stock holders of our store don’t vote out the big government failing managers, cut the big government management team down to bare essentials, and hire responsible professionals our store will soon close. It’s the customers that decide the fate of the store not the employees!

MONEY IS NOT WEALTH FOR EVERGREEN COLORADO REAL ESTATE

The Federal Reserve is still pumping money out of its money machine by the billions and there is more talk of a QE3. The Fed has been pornographically stimulating the economy for three years now by creating money without value or worth. This torrent of worthless money has flooded the world with inflated dollars, diluted the value of the dollar, and is driving up food and energy prices worldwide.

The problem is that printed money doesn’t create wealth but, in reality, destroys wealth. If you had $100.00 of cash in your pocket and Bernanke prints another hundred dollars, common sense tells you that your cash is now worth half as much. Since the money is worth less, your gas costs more, your food costs more, and your clothes cost more: sound familiar? The bottom line is that whatever wealth you do have in home equity, 410 (k) investments, cash parked in bonds or CD’s, or stocks is all worth less as the Fed’s money tsunami washes away all the value and buying power you have accumulated.

We think in our high tech society that we have solved all the problems that our parents confronted. Every time a country watered down their currency by printing increasingly more useless money, the result was inflation. This is a fundamental economic principle proven in the fiery furnace of history and all the high tech manipulation will not change the proven facts. The Fed told us two years ago that QE1 and QE2 would not cause inflation, they printed the money, and now global commodity prices are crippling the budgets of families throughout the world.

Two plus two equals four; it equaled four a thousand years ago, and it will equal four a thousand years form now. Cheap worthless money kills wealth, steals your labor, destroys your buying power, depletes your investments and your retirement account, drives you into a higher income tax bracket, increases you monthly budget, and, as history has shown, unchecked will destroy your economy.

American governments, both state and federal, are sabotaging our country. Thomas Jefferson warned us “the price of freedom is constance vigilance.” If we, as Americans, continue to vote into power the same old spendthrift politicians; we will destroy America. Only a grassroots movement will revitalize our country; change will not come from the state house or from Washington; change must come from you. SIFTING THROUGH THE EVIDENCE FOR EVERGREEN COLORADO REAL ESTATE ECONOMY

No critical thinking and no discernment seems to be the obvious outcome of the American intellectual community. I hear professor after professor, and PHD after PHD on TV who doesn’t seem to have a clue what’s happening to the American economy. The evidence is clear and compelling; the US economy is being relocated to foreign shores. That is the reason joblessness is increasing, tax revenues are down, and demand is low.

Wisconsin is bankrupt not only because their foolish politicians spent them into bankruptcy but also because the economic tax base has been lost. The American government is also losing current revenues streams and future revenues as America loses the Free Trade competition to foreign markets.

When we lose manufacturing like the garment industry, the furniture industry, the electronics industry, the computer industry, the automobile manufacturing, or oil rig and oil drilling manufacturing consider what else we also lose. We lose all the commercial  and Industrial real estate, all the advertising, all the software application and design, all the insurances, all the packaging, all the legal work, all the housing for the employees, all the shipping, all the tax revenues from sales tax, to state and Federal income taxes and payroll taxes, all the company and employee car sales, all the food sale, all the backend business services, all the restaurant meals, all the consumer products produced by local businesses, and the list goes on and on.

The problem increases exponentially when just one industry relocates to another country. So when we see our deficit exploding it’s because we don’t generate new revenues to cover the costs; when we see increasing joblessness it’s because we have sent our jobs elsewhere and we have more people competing for fewer jobs; when we see social security revenues down it’s because high and low paying jobs have been exported, when we see local school districts and municipalities bankrupt it’s because real estate values have been devastated, again because demand is low and the economy anemic.

Now that people are hurting the only solution that our intelligencia can come up with is more taxes, more regulation, more user fees, more environmental madness, and more of the same policies that caused the problem originally. Now the oil producing countries are in melt down mode, and the American families will be hit with an additional hundred or two hundred dollar bill for gas and oil-while we let American oil reserves sit untapped. American oil drillers are moving their off shore rigs away form the Obama moratorium to the African coast where they can be productive. If America doesn’t wise up America will continue to decline. Wake up America, if you continue to vote for the same old politicians and listen to the same old dimwitted experts, you will continue to get the same old result.
