THINKING OUTSIDE THE BOX FOR EVERGREEN COLORADO REAL ESTATE

 

In these economic times, when all the old solutions are not producing any results, perhaps it’s time to think outside the box. I was working on laying out all the numbers for a client who wants to buy a home for $369,000, here in Evergreen Colorado. If this couple put down 5% or $18,450 they could finance $350,550 for 30 years at a fixed rate of 6% with mortgage insurance through DISCOUNT MORTGAGE SERVICES. The interest would be about 1% high because they will take an interest hit for financing 95% of the cost of the home. This couple makes good money but do not have the discipline to save.

 

The monthly cost with Principal, Interest, Mortgage Insurance, Real Estate taxes, and home owners insurance would be $$2679.22 a month for 30 years. This is not a high amount when you consider they are renting in the subdivision for $2000.00 a month and by buying the home they will save $583.00 a month on their income taxes. If you run the numbers this loan will cost $406,070 in interest and $32,339.00 in Mortgage Insurance for a total cost of $438,409.00. If you add in the original cost of the house of $369,000 then they will pay $807,409.00 for their home not counting tax savings.

 

Since the seller just wants to sell the house and retire, what if the buyers agreed to pay the seller for the home in 120 monthly payments with a no interest loan? They would make a payment of $3,075.00 a month plus taxes and insurance for a total of $3,375.00 a month for 10 years. They also would lose the tax savings although when they sell their home the entire amount would be tax free. Their payment would be $695.00 a month more, which they could afford, but they would have a live time savings of $438,409.00 and their home would be paid off in plenty of time to use the old house payment to send their 3 children to college loan free.
