RENOVATING EVERGREEN COLORADO REAL ESTATE

We have all seen homes that have been renovated in an amateurish and unprofessional way. I call them the “Mr. Potato Head” homes because it looks like someone just added something over he, and then something over there, with no organization or design. The greatest mistake a homeowner can make is to build an addition or a major renovation to their home without first having it professionally designed. All homes follow a design motif and this concept must be respected and built upon; not ignored. It is a daunting task to sell a home, when it look like a mish-mash of uncoordinated add on’s and re-do’s.

You can hire a drafts person to help you design your project, even if you are on a tight budget. This will also help if You are going to work on the changes over time. If You have a blue print plan, then when you have completed one phase, and come back, at a later date, to start the next phase, everything will flow naturally together. You will also get the most value for you dollar, if you plan your work and work your plan. Kitchens and bath rooms will come out better if You know what cabinetry you will use and the mechanicals, like plumbing and electric, can be rough in correctly before dry wall and finishes.

BUYING KITCHEN CABINETS IN EVERGREEN COLORARO

BUYING KITCHEN CABINETS IN EVERGREEN COLORARO

Today let’s talk about cabinet features. The days when each cabinet was just a base box or wall box are a thing of the past. Today, each cabinet has unique and often delightful features that add to the utility and function of each cabinet. For example, base units can be built out with Lazy Susan turntables, trash pull-out cans for garbage and re-cycling, tilt down trays in front of the sink for cleaning supplies, spice draws for cooking, maple cutting boards, full length draw roll outs, and sophisticated pantry units that can store dry goods with efficiency, and convenient access to all parts of the cabinet.

The wall cabinets are just as amazing. These are not Grandma’s plain square boxes. They come in 24” through 42” heights. There are blind corners, beveled 45 degree corner wall units, wine racks, wine glass holders, spice cabinets, and wall organizers for recipe, and even micro wave and double over wall units that keep your new kitchen neat and compact. The choices are endless and will depend on Your life style, family habits and Your cooking preferences.

KITCHEN DIGITAL CONNECTIONS ARE A NECESSITY

Finally, no kitchen today will be complete without a space for a TV and an online computer monitor. The days of exiling Mom in the kitchen, while everyone else parks in the family room to watch TV, is over. If the house is laid out so that the family room is part on the kitchen suite then she can share the TV with the family, but, if not, she needs her own. TV and online DSL cable jacks and a telephone with at least 2 twin wire outlets are the minimal requirement in a modern kitchen.

Next time we will discuss all the cabinetry throughout the rest of the house. If You are in the market for renovating, or building a home please contact us. We are an EVERGREEN COLORADO CUSTOM HOME BUILDER and will be happy to discuss Your building plans with You. RENOVATING A HOME IN EVERGREEN COLORADO – CONTINUING

In the last three articles we outlined the renovation process for a home. We are up to the sheet rock finish for the interior of the house. Once the wall board is up and finished, it is time for final finishes. Once all the moisture has flashed off from the dry walling, we should have any wood flooring delivered. Here, when working on any building in the ROCKY MOUNTAINS, it is crucial to let the flooring acclimate to the dry air in the Mountains. The interior doors and millwork should also arrive and the doors will be hung and the trim nailed into place. All cabinetry should be onsite, and tile and vinyl should be on order. Your will really need to understand trim and how it should be installed, to either install it or even supervise the installation.

I have seen many poor or mediocre trim jobs, and nothing is so disheartening than an armature trim and cabinetry installation. This is what is visible and what gives a house a truly finished look. Optimally, all trim and cabinetry should be hung square, plumb, and level but that is not always possible. Installing interior trim is as much an art as a science. If the trim can not be applied square, plumb, and level than it must look as though is. This is why you need; not only the skill to trim, but You also need an eye for it. Doors must be shimmed in four places on each side, three even with the hinges and one by the floor where other trim will butt into the door trim. There must be a screw through the top most hinge into the rough framing to counter the leverage of the out hanging door. Miters should fix perfectly or they should be back cut just a hair to ensure a tight fit. Baseboards are installed in different manners depending on the type of finished flooring being used. Windows trim also should show the same care and all aprons and trim ends must be returned. Nails are kept to a minimum, with the rule being use as many as it takes to do the job properly, but no more. Each nail hole must be filled and there is no use creating unnecessary work.

Closet shelving and poles are to be well designed and well thought out. Again, this is where experience pays another large dividend.
