THE EVERGREEN COLORADO REAL ESTATE ECONOMY IS RUNNING ON LAS VEGAS ODDS

 

As we all know when you gamble in Las Vegas or the Colorado casinos they do not pay true odds. If they paid true odds a 100 to 1 bet would eventually break even. Because they do not pay true odds you will eventually lose everything you have. There is no secret to this just do the math – you have to lose in the long run.

 

The same is true of the economy. If the pool of dollars in any economy remains the same or increase the economy will prosper; but if the local, state, and federal taxes or foreign imports keep draining off the cash in the market then the economy has to decline and everyone in that market will eventually go broke. If the cash is not taxed away each dollar in circulation will be spent 7X each month. That will produce seven times the jobs, seven times the sales taxes, seven time the money to support our schools, seven times the income, seven times the profits, and seven times the cash available to all in that economy.

 

When you send a dollar to Washington, China, Saudi Arabia, or India you stop that dollar from circulating and start the recession in your local market. Every time you buy something in China and they don’t buy something from America the pool of dollars decreases. When you buy a hamburger in McD’s and they buy their beef from Argentina the pool of cash declines, every time you send you money Saudi Arriba for fill up the tank the pool of dollars is reduce until we wind up with a liquidity crisis because all our dollars are some where else.

The statistics are sending us to school when it comes to listing a home in the Denver Metro area. The average selling price to listing ratio is about 90 to 92 %. So it seems that hitting the market price within 8 to 10 % will put the seller in the sights of the homebuyers.

 

Many time when we are called to list a home the sellers want to list high because they are loathed to leave any money on the table. We try to explain that even if they got an offer for the higher price we probable could not get the home appraised for that number and are better being more realistic. It’s neither the market that determines the price not the seller nor the listing Broker.

 

There is the added difficulty of getting the buyers approved for a loan. Even highly qualified buyers are having difficulty booking a mortgage. Also the mortgage fee structure is escalating as the Colorado State regulators chase all the competition out of the mortgage business in an effort to capture the large banking campaign donations.

When you reach your retirement age, whether you retire or not, you will be required to establish a schedule to start paying the IRS all the deferred taxes you did not pay on your contributions, your employers contributions, and any and all profits in dividends or equity appreciations. You will start paying taxes on all your deferred income at that time and this tax will be added to any new income you may have from working at Wal-Mart or any annuity you have purchased with you tax deferred income.

 

This will raise you taxable income far beyond your spendable income. So before you go to your grave or even your estate after you go to glory, your Uncle Sam will extract every penny of taxes you have deferred, in compounded income, from your 401k. CONSUMER CONFIDENCE IN EVERGREEN COLORADO REAL ESTATE

 

The downturn in the economy has wreaked havoc with many consumers.  Unemployment claims continue to rise and fall each week with many businesses still laying people off.   For those people who have jobs they have been saving their money not knowing whether or not they will be next on the chopping block.

 

February 2009 saw the lowest Consumer Confidence report ever. Just this week a new report has come out citing Consumer Confidence maybe on the rise getting to over 70 percent.  The report also cites that consumers may, in fact, be shopping again.  Lower gas prices at the pump have also helped to put more money in people’s pockets. 

 

Some consumers are contemplating purchasing a new car or a new home within the next six months.  This is good news for car manufacturers and real estate agents.  The stock market seemed to like what it heard because it rallied on all this positive news.

 

Have we turned the so-called corner, will we see jobs increase with more and more people being able to get off unemployment and feel whole again?  I feel like we are on a seesaw – one day the news sounds great and the recession is over – the next –well maybe not so fast.

 

I do believe in the trickle down effect which is, taxes need to be reduced and excessive spending needs to stop.    When less money is taken out of people’s paychecks and more money is put into people’s pockets this gives them buying power.  With this buying power more jobs are created and more people are hired, thus the cycle continues with the economy on the road to recovery.

There is a great temptation to avoid getting a building permit when you decide to add space, renovate, or finish the basement of your home. Most feel that they don’t want to pay the building permit fee, and that the tax collector will be right behind the building inspector. I can certainly sympathize with these sentiments, but by making changes without a permit your home becomes “non-conforming” and this can be a major problem when you go to sell your home.

 

In today’s digital world it only takes a few minutes on the internet to check and see how many bedrooms, how many feet of finished space, and how many bathrooms the county thinks you have. If your home has changed, it will raise a red flag to any Real Estate Agent working the area. This will then become a major negotiating factor, if the new buyer will need to retro inspect all the work that was done, and have it approved by the county, now that all the walls are sheet rocked and the floors carpeted. If the electric is not inspected then you will lose your underwriters approval, and if there is a fire it could jeopardize or compromise your insurance settlement. Furthermore, most buyers are very skeptical of the work done by amateurs. Although the work may have been done right, there is no proof of inspection and code adherence.

 

In the Rocky Mountains many of the homes are on septic systems. If the county Health Department shows a two bedroom septic and you have a three bedroom home, again this will raise a flag and could cause a major problem.

 

So please keep this in mind when you are planning changes. You can still do the work yourself and have the county inspect it.
