Oh when will they ever learn? This week I have had two people call me to straighten out the problems with their land purchases. The first women bought a lot from a developer who promised to put in all the utilities down the street. That meant telephone, electric, cable, water main, sewer main, and street paving. Her agent did not check out the developer, and did not do “due diligence” to see if there were bonds in place in case the developer defaulted. Now she has a house half built with no utilities and to put them in her self is just cost prohibitive. She bought the property from “Suzy Remax” but these situations are typical with almost all the franchise agents.

 

The other man bought his retirement property with an awesome view in Clear Creek County. He asked me to price out a three car garage with some living space above where he could stay while visiting his property before he built his retirement home. Mr. Franchise agent did not tell him that he needed to install 10 telephone poles or over 2000 liner feet of electric cable to get the electric and telephone to his new home. The cost will be almost $60,000. This could well mean that he can not afford to build, Again his agent did not do “due diligence.”
