BUILDING GREEN AND VAPOR RETARDERS FOR EVERGREEN COLORADO REAL ESTATE
This is a continuing blog detailing all the new Building Code changes in the IRC and IECC codes that reflect the new Green Building movement. One of the new code provisions is that in zones 5, 6, 7, and 8 the interior side of exterior framed walls must have a vapor retarder. This is an improvement over the older code which placed the vapor barrier on the exterior of the framed wall and retarded the ability of the wood frame to breath.
Wood, as are many building materials, is organic and must be vented with clean fresh air or they will fester and rot. Putting the vapor barrier on the interior wall allows the wood siding, the sheathing, and the studs to breath free. One of the dangerous trends in recent years is to put a vapor barrier on the exterior and the interior of the stud wall thinking more is always better. This could be a very dangerous practice if you do not know what you are doing, Double vapor barriers could severely damage the structure in just a few short years.
